Independence Painting has been finishing commercial and industrial buildings in the Chicago area since 1967, under the same family. We still get calls about work we did decades ago — which is the only reason a long warranty means anything.

What we warrant

We warrant our workmanship for ten years from the date of substantial completion. If a coating we applied peels, blisters, flakes or loses adhesion within that term because of how we prepared the surface or applied the material, we return and correct it at no labor cost to you.

Coating materials are covered separately under the manufacturer’s warranty for the specified product. We identify that warranty in your closeout package.

What the term depends on

The full ten-year term applies where the complete specified system is installed — surface preparation to specification, primer and finish coats of the specified product, applied at the manufacturer’s stated film thickness.

Where an owner or general contractor elects a reduced scope — overcoating, spot preparation, or a single-coat alternate — the warranty term for that scope is stated on the face of the proposal before the contract is signed. We would rather tell you up front than after a failure.

What is not covered

Coatings fail for reasons that have nothing to do with the coating. The following are excluded:

  • Water intrusion from roofing, flashing, sealants, glazing, grade or plumbing, and any mildew or staining that follows it
  • Cracking from structural, thermal or seismic movement, or from settlement
  • Deterioration of the substrate itself — efflorescence, spalling, rot, or rust bleeding through from uncoated back sides
  • Impact, abrasion, vandalism, graffiti, chemical spills, or pressure washing above the manufacturer’s stated limit
  • Normal weathering — gradual fade, chalking and gloss reduction from sunlight
  • Work altered, repaired or recoated by anyone else

Making a claim

Notify us in writing within 30 days of noticing the problem and before the term expires.

We inspect within ten business days and schedule the correction where the claim is covered. Repair or recoating of the affected area is the remedy.

What we need from you

Keep the building envelope sound. Sealants, flashing and roofing are the leading cause of the coating failures we get called back for, and they are the one thing a painter cannot control.

On exterior surfaces, an annual wash with plain water and mild detergent goes a long way. Dirt and pollutants hold moisture against the film.
